FAQ

  • How much can I rent my property for?

We're happy to provide you with a FREE rental analysis. Click here to fill out and submit the form, and we'll have a rent estimate for you within 48 hours.

  • What are your fees and services?

Fees and services vary based on each client's need. For a full breakdown of our fees and services, click here.

  • How often do you inspect each property?

We take pride in making sure your property is taken care of by doing 4 exterior inspections per year (1 per quarter) and 1 interior inspection 3-4 months before your tenant's lease expires.  If we determine the property is below our expectations during an exterior inspection, we immediately schedule a time with the tenant for an interior inspection. During interior inspections, we check the condition of your property and look for any preventative maintenance issues. Preventative maintenance typically includes cleanliness, re-caulking; smoke and carbon monoxide detector replacement, furnace filter replacement; ensuring faucets, toilets, and water heaters aren't leaking; and ensuring the exterior siding and landscaping of your property is in good condition. We then report back to you with what we've found and make suggestions for maintenance we feel is necessary.

  • How long does it take to rent a vacant property?

Unfortunately, we cannot provide an exact estimate for how long the rental process will take. Many factors affect this- including the time of year, location, price, and property condition. However, our average time frame for renting a property is 3 to 4 weeks.

  • Do you do background checks?

We do thorough background checks on potential tenants to ensure they meet High Country’s screening criteria.  Once the background check is complete, we will contact you to review the information and decide together whether the potential tenant meets the criteria.

  • Do I have to accept pets?

No. The pet policy is your choice, but we do suggest that you are flexible with allowing at least one dog or cat, and we prioritize taking on properties that are pet friendly over those that are not. We also offer discounts to homeowners that allow "vicious" breeds such as pit bulls and Doberman Pinschers, and we can provide options for insurance carriers that cover those breeds, if needed.
